    Minimal cost could save thousands later. Dishwashers put off allot of heat and moisture. All cabinet manufacturers should follow this practice

    Furniture drawers were installed on this side of the brick. The cold air return was moved into the floor with a custom welded grate to keep the toys out.

    On the backside of the brick I installed a wood slab mantel with custom welded brackets

    I took out the shelves that were against the brick to open it up. Underneath those shelves was the cold air return for the furnace that had to be dealt with.
  9. The cabinet on the island is capped with counter top stone and hides the toaster and smoothie maker. It also adds another level to this large island.

    Having custom cabinets are a nice choice to match the space and owners taste. These were not much more than the "big box" store cabinets.
  11. Lighting is is critical for a kitchen. Upper and lower cabinet lights really add a nice touch for minimal cost.

    I had to remove, replace and patch allot of Oak hardwood flooring. They got a nice custom stain and complete refinish through out.

    With the cabinets being deeper than "normal" I designed a spice and oil shelf with the extra counter top material cutoffs.

    Finding a standard cabinet depth refrigerator is a pain. Deeper cabinets can be the answer. The refrigerator is wrapped in a metal trim kit. No dust bunnies!

    Because the island is up against brick there is no wall cavity for plumbing or electrical. I had to plan every aspect and how it affects every phase.

    Owner purchased a small one bedroom "fixer upper" with the intent of a light remodel. Ended up completely tore down and rebuilt from the ground up.

    Putting the furnace in the attic saves valuable floor space and all the heat ducting can be ran to each room easily.

    Floor heat registers collect allot of dust. Heat naturally rises, having ceiling heat registers blow the heat downward without the dust.

    2x4 walls and R13 insulation was the minimum code requirement for this location. 2x6 wall framing with R21 would be better.

    I like to finish all my drywall to a smooth wall finish, different wall textures can be added if desired.

    We wanted a nice sized open kitchen, dining area, living room, 3 bedroom, 2 full bathrooms in 1340 square feet.

    I like doing diagonal floor tile to make the space feel larger.

    Microwave hood fan and a slab of butcher block next to the sink saves space and adds functionality.

    The bar light electrical boxes were installed in the wrong place by the electrician. Not wanting to open up the drywall, a ceiling soffit fixed the issue.

    We decided to use an exterior plywood siding product. I ended up putting batten boards every 16" to cover the nails and give it a custom finished look.

    Most of the time for ease the dishwasher is installed right next to the sink. Special plumbing was done for this to work away from the sink.

    The tub and toilet are separated from the master double sink vanity for privacy. I installed a large wall mirror found at the local store that fit perfect.

    A rectangle house design would be cheaper but a small extension with a dormer added a nice exterior look while adding about 100 square feet.

    When I laid the tile floor I kept the grain pattern in the stone going the same direction.

  20. I suggested a white door, the husband wanted the door to match the others in the house. We let him have this one, the rest is her bathroom.
  21. The vanity kit came with a back splash and I decided to use it as the mirror ledge. I installed tile to replace it.

    Heated floors give off a nice even heat when installed properly. Keeps the chill off the feet and no blown dust from the furnace.

    Usually when a project, towards the end, runs out of money you see it in the final details. This fireplace just had a little trim around it but we'll fix that.

    Matching the old growth Fir with new milled Fir was a challenge. Fir darkens over time, old growth with denser rings darkens more orange so stain was added.

    I built two racks at twelve batteries per rack. At about 100 pounds a piece that's 1200+ pounds per rack when loaded.
